FiveM Housing Script Buyer's Guide (2026)

New Origins Studio engineering · published 2026-09-02 · updated 2026-09-02 · 11 min

The short answer

A housing script is a property registry wearing a front door, so the real test is whether title, rent, and storage survive a restart — not whether the menu looks nice. Ask who holds title, what happens when rent cycles land mid-restart, whether it's a shell or a real MLO interior, and what happens when the owning player never logs in again. CleanTitle Housing (vf_housing) is in development, not purchasable, with a planned band of $39.99–44.99 pending the studio pricing lock.

A house is a record with a door on it

A housing script looks like a build mode and a front door. What you are actually buying is a small property registry: who holds title, what state the rent is in, who is allowed inside, and what is stored where. The door is the interface. The record is the product — the same argument this site makes about garages, restated for a bigger, more contested asset.

That reframing matters because housing carries two failure modes a garage does not have. First, it is recurring: rent has to be collected on a cycle, which means the script is making unattended financial decisions every few hours whether or not staff are online. Second, it is abandonable: a player who bought a house in March and never logs in again leaves behind an asset the server has to do something about, and 'nothing' is not a policy — it is a slow leak of usable property.

Five ownership questions that decide the product

These separate a housing system built to hold up from a build-mode demo with a price tag. Ask them before you look at a single interior screenshot.

  • 1 · Title vs. possession — is there a single, queryable owner of record, or does 'ownership' just mean a key exists in someone's inventory? The difference decides who wins a dispute.
  • 2 · Rent cycle authority — is rent calculated and charged server-side on a schedule, and what happens if the server restarts between the calculation and the charge? A cycle that can double-charge or skip across a restart is a support-ticket generator.
  • 3 · Shell vs. real interior — does the listing sell a shell (an exterior with no explorable inside) or an instanced MLO interior with real storage and furniture placement? These are different products at different engineering cost, and 'housing script' describes both.
  • 4 · Storage attachment — is stash storage tied to the property record itself, so it transfers or is seized with the house, or is it a separate system that silently orphans when the house changes hands?
  • 5 · Eviction and abandonment — what removes a non-paying or absent owner, who authorizes it, and what happens to their stored items? An eviction path that is not server-authorized is theft with a different name.

The abandoned-owner problem nobody prices

Every housing system eventually holds property whose owner stopped playing months ago. That is not an edge case — on a server that has been live for a year, it is a meaningful fraction of the map. What happens next is a design decision the seller made whether or not they will admit to making it: does rent quietly go delinquent forever, does the house get repossessed on a timer, does staff have to intervene by hand per property?

Ask for the actual policy, not the aspiration. A script with no answer here is a script that will eventually need a database query run by hand against production, at a moment nobody budgeted the time for.

What housing costs, and what we do not know

Our July 2026 survey of 13 stores recorded one USD housing price, $58.00, plus a €34.99 listing we did not convert into the USD table — a euro price stays a euro price rather than becoming our guess (full dataset and method: /guides/fivem-script-prices). Two listings across 13 stores is thin; treat it as an anecdote, not a rate.

The wider pattern holds, though: our survey's flagship band — banking, full police jobs, gangs, ambulance, housing, and drugs — clusters at roughly $40–58, which is exactly where that single housing figure lands.

  • Housing, USD: n=1 at $58.00 (our July 2026 survey of 13 stores, 2026-07-15) — thin, anecdote only.
  • Also observed, not converted: one €34.99 housing listing at a euro-default store.
  • Flagship systems generally, including housing and drugs, cluster at roughly $40–58 across the full 60-price dataset.
  • CleanTitle Housing's own planned band is $39.99–44.99 — below the single USD figure we recorded, and provisional until the studio pricing lock.

The buyer's checklist

Nine questions, ordered so the restart questions — the ones sellers answer least precisely — come first.

  • 1 · Title model — a single queryable owner of record, or a key sitting in an inventory?
  • 2 · Rent authority — server-side calculation and charge, and behavior when a restart lands mid-cycle.
  • 3 · Interior type — shell or instanced MLO, and what 'storage' actually means in each.
  • 4 · Storage attachment — does stash content move with the property through sale, seizure, or eviction?
  • 5 · Eviction path — trigger conditions, authorization, and disposition of stored items.
  • 6 · Guest and access list — how shared access is granted and revoked, and whether it survives a restart.
  • 7 · Performance, measured — resmon idle and active with artifact, framework, and date. Interior loading and furniture placement are classic streaming-cost offenders; method at /guides/fivem-resmon-script-performance.
  • 8 · Escrow split at file level, and whether the property schema stays queryable by you.
  • 9 · Dated changelog and a written support SLA in hours.

What to verify before you pay

Run the restart test that matters here: rent or buy a property, time it so a rent cycle is seconds from firing, then hard-kill the server process rather than stopping it gracefully, and restart. Check whether rent charged exactly once, twice, or not at all. Then test eviction: put a property into a delinquent or abandoned state and confirm removal is server-triggered and logged, not something staff perform by hand in the database.

Read the commercial terms with equal care. Confirm the refund window, whether the license is one-time or a subscription, and the charged currency — our broader survey found stores where the displayed and charged currencies differ on the same page. Where CleanTitle Housing sits

CleanTitle Housing (vf_housing) is in active development — not built, not purchasable, and carrying no release date. Its preview page at /products/preview/vf_housing describes the intended design: ownership and transfer that produce a record rather than just a state change, restart-safety discipline modeled on the same argument behind MoneyTrail, and one coherent story for keys, access, and ownership instead of three tables that can quietly disagree. Its planned band is $39.99–44.99, provisional until the studio pricing lock.

What is not published, stated with the same weight: no resmon figures — idle and active both read [MEASURED-PENDING] — no dated persistence measurement, and no runtime proof published, pending our Shadow bench. Run the restart and eviction tests in this guide against our product exactly as you would against anyone else's once it ships.

Questions, answered directly

What should a FiveM housing script guarantee?

That title, rent state, and storage all survive a restart, and that eviction and abandonment have a defined, server-authorized policy rather than a manual database fix. Ask what happens to a rent cycle interrupted mid-restart before you ask about furniture.

What is the difference between a shell and an MLO housing interior?

A shell is an exterior with no explorable inside — ownership without a real interior. An MLO, or instanced interior, is a separate, enterable space with real storage and furniture placement. Both get called 'housing script,' and they are different products at different engineering cost — ask which one you are buying.

How much does a FiveM housing script cost?

Our 2026-07-15 survey of 13 stores recorded one USD housing price, $58.00, plus one unconverted €34.99 listing. That is n=1 in USD — an anecdote, not a rate. It sits inside the roughly $40–58 flagship band our full survey found for banking, police, gangs, ambulance, housing, and drugs systems.

What happens when a player who owns a house never comes back?

That is the question to ask every seller directly, because most housing scripts do not have a stated answer. A serious one defines a delinquency and repossession policy — a timer, a rent threshold, a server-authorized removal — rather than leaving abandoned property to accumulate until an admin fixes it by hand.

Does Vice Drip sell a housing script?

Not yet. CleanTitle Housing (vf_housing) is in active development — not built, not purchasable, no release date, no measured performance. Its preview page at /products/preview/vf_housing states a planned band of $39.99–44.99, provisional until the studio pricing lock.

How do I test housing persistence myself?

Rent or buy a property, time it so a rent cycle is about to fire, then hard-kill the server process and restart. Confirm rent charged exactly once and that ownership, storage, and the access list are unchanged. Repeat with an eviction in progress — that transition is the one most often held only in memory.
