Listings
A living board of properties — draft to active to under-offer to closed — with server-side price bounds, FSBO support, and a sold-history read that makes a flip record provable instead of a brag.
Leases
Brokered rent placement: an agent puts a tenant into a rent-enabled property, a one-time placement fee splits between agency and agent with a named payer, and the whole move is audited.
Closings
The signature moment — buyer, seller, and agent at the ClosingTable, both parties confirming, and the settlement running as one audited multi-party move. A close that feels like a heist that's legal.
Commercial
Storefronts, offices, and venues get an address. Landlord and tenant are both playable sides, so map geometry turns into social geography a whole city competes over.
Open houses
A time-boxed social event with a guest list, a tour, and an offer deadline. The best ones become server nights — valets, rivals, and someone who came just to be seen.
Broker culture
A non-combat prestige ladder — associate to broker, first close to Gold Key — read straight from append-only ledgers, so #1 is never a claim, it's a query.

Is Vice Drip Realty a FiveM real estate script?
Yes — it's a server-authoritative real-estate roleplay system for FiveM (Qbox, QBCore, and ESX Legacy via the free ForgeCore bridge). It's in development: the money core, listing and offer flow, commission split, and deal-room NUI are authored and static-reviewed, but no live-server session has run it yet, so runtime proof is pending.
Does it handle property management and ownership?
Ownership lives in CleanTitle Housing, which holds the title and executes the ownership handoff; ClosingTable brokers against that seam. Every listing, offer, sale leg, and commission is an append-only row, so 'who brokered this, at what price, to whom, when' is answerable in one admin command.
Can players lease commercial space?
Brokered rent placement is built at the static layer — an agent places a tenant into a rent-enabled property with a one-time fee that splits between agency and agent. The full tenancy lifecycle and first-class commercial categories are future work, gated behind MainStreet. Recurring rent collection stays CleanTitle's job.
How does broker roleplay work?
Negotiation is the gameplay; the server only enforces the bounds. Agents represent buyers and sellers, field offers, counter, and advise — then both parties confirm at the ClosingTable and the settlement runs as one audited move. Reputation, sales closed, and volume brokered accrue to durable tables that feed the Top Producer Board.
Do you help with install and setup?
Install support is a concierge-style promise once a product is live: a doc-grounded diagnosis with a clean hand-off to a human, and nothing is called 'fixed' without a fresh log. A White-Glove Property Setup service is designed but not yet offered — it goes live only after the realty line ships and clears the studio's gates.
What is NOT included?
No custom MLO or mapping (config and data only). No performance numbers — those read [measured-pending] until a real client produces a real figure. No time-gap escrow or deposit hold in v1 (the saga settles atomically). And nothing here is on sale: there is no Buy button, no price, and no purchase path until the studio clears it.
