ClosingTable is a planned FiveM realty script for property sales, ownership transfers, agent workflows, and real-estate RP records. It is designed to support housing systems, business ownership, and city economy storytelling — the deal as a record rather than a conversation. It is in development and not yet purchasable.
The problem it exists to solve
Property changes hands on RP servers with less paperwork than a gun sale. The deal happens in voice, the money moves in a trade window, an admin edits a database row, and a week later nobody can prove what was agreed — the price, the commission, or whether the seller even owned the thing. The realtor, a career players genuinely want to play, has no tools because the deal has no record.
Why we're building it
We're building housing so ownership is provable (CleanTitle) and money so it reconciles (MoneyTrail). The deal is the missing piece between them: the offer, the acceptance, the transfer, the commission — each a record, so a sale is something that happened rather than something people remember differently. That is also what makes 'realtor' a playable career instead of a job title.
What it's designed to do
- Designed to make a deal a document: offer in, counter, acceptance, closing — a paper trail either party can pull later.
- Designed so transfers and commissions move money rather than mint it, under the same ledger discipline as MoneyTrail.
- Designed to give realtors a career loop — listings, tours, open houses, closings — with the commission record to prove they're good at it.
- Designed to sit between CleanTitle Housing and MoneyTrail rather than keeping a private copy of either: ownership is housing's fact, money is the ledger's fact, and the deal is ours.
What we have not proven
How to judge any product in this category — ours included
- Ask what happens if the server restarts mid-closing. A deal that can half-complete — money moved, title didn't — is the exact failure the product exists to prevent (see /guides/stress-test-fivem-economy-scripts).
- Ask where the money comes from and goes. If a commission is spawned rather than transferred, the realty script is quietly printing currency.
- Ask what record a finished deal leaves and who can read it. No record means every dispute escalates to staff, which is the pre-purchase status quo.
- Our July 2026 survey collected no realty or brokerage prices — the category has no reference price in our data, so anchor on the seller's evidence rather than a number (see /guides/how-to-vet-fivem-script-sellers).

No. It is a preview of a product in development — no release date, no measured performance, and no way to pay on this page.
Does it require CleanTitle Housing and MoneyTrail?
It is designed to integrate with both, and the honest answer on hard requirements is that the dependency matrix publishes at release, not before. What we can state now is the design principle: ClosingTable records deals; it does not want to own houses or hold money.
Why does property RP need a paper trail?
Because the disputes outlive the deals. Who owed what commission, whether the buyer paid, what was agreed on price — with a record these are lookups; without one they're staff tickets adjudicated from memory.
